Square Foot Realty is the dominant retail listing firm in the Clinton/Hell's Kitchen area, with over 75% of the market.
We are recognized for powerful marketing campaigns, working with clients very closely throughout the deal. High speed and an emphasis on execution of the way we do business lets us work in New York’s high-paced real estate market. We place a very high emphasis on honesty and integrity and as a result we have a solid reputation in the industry - with Landlords, Tenants, and other brokers.
The company has a strong belief in giving top level service and attention to each of its clients and to employ the highest standards and integrity. Our goal is not simply to service our clients - but to add extra value to the point that our clients rave about us (as such our clients are our best way of getting new clients). In representing Landlords, we seek to lease to Tenants that add value to a building and to a neighborhood. We have been successful in being a "change agent" in entire neighborhoods - such as Hell's Kitchen.
Speed is another important factor in the way we do business. When our clients ask us to do something, whether it be a report drafting a Term Sheet, we stop everything and we do it immediately. We return all calls and emails immediately, regardless if these communications are from clients, customers, or brokers.
We run powerful marketing campaigns. And we do so by engaging the entire brokerage community and making 2000 brokers part of our team. We do not pay "lip service" to this practice (as most brokers do!). We treat outside deals on a higher level than our own deals.

Howard S. Aaron

Howard S. Aaron, President and General Partner, has over 25 years of commercial real estate business. He is perhaps the most influential and instrumental retail broker in developing Hell's Kitchen into a vibrant restaurant and retail scene with cosmopolitan appeal. As one of the founding partners of Square Foot Realty, Mr. Aaron helps oversee relationships with several key Owners including Clinton Housing Development Corporation, Stonehenge Partners, Stellar Management, and many others. He has also developed relationships with several key retailers including Pinky Nails, Oxford Cleaners , La Bergamote, Taboon, Westway Vision, Bodrum Restaurant, White Furniture, and Gothic Cabinet Craft.
Prior to founding Square Foot Realty, Mr. Aaron had a successful career as a retail agent at Newmark Knight Frank and Northwest Atlantic Realty Services. Prior to his career in Real Estate, Mr. Aaron had his own greeting card company (B .A.D. Studio) and was an Art Director at Ideal Toy Company.
Mr. Aaron holds a Bachelor in Industrial Design from Pratt Institute. |

Aaron Gavios

Aaron Gavios, Executive Vice President and General Partner, has been instrumental in establishing Square Foot Realty as the leading retail leasing Broker in Hell’s Kitchen. He has been instrumental in running a number of online and off-line marketing efforts which have resulted in establishing the firm as a well known brand in the New York marketplace in just a few short years.
Mr. Gavios has worked to secure locations for retailers and restaurants including L’Artisan Parfumeur, Sushi of Gari, Good Stuff Diner, Cold Stone Creamery, Westville Restaurant, Ardesia Wine Bar and a host of many others. Along with Mr. Aaron, he oversees relationships with several key Owners including Archstone Smith, Dermot, Stonehenge Partners, Stellar Management, Clinton Housing Development Corporation and others.
Prior to joining Square Foot Realty, Mr. Gavios held key senior executive positions at several technology firms including Nintendo of America, Casio, Rolodex, DSTV, MondoSoft, and X3D in which he was involved in marketing and sales on an international level.
Aaron holds an MBA in Marketing and International Business from NYU Stern School of Business Administration, and a Bachelor’s Degree from Brandeis University. |

Olga Ousmanova

Active in commercial brokerage since 2004, Olga has established herself as one of the leading real estate retail agents in New York market. Over the past seven years she has developed an extensive knowledge of the community, honed her brokerage skills, and gained a loyal following of past clients. Her energy level, her attention to detail, her follow-up, and her ability to communicate effectively, are some of the reasons she stands apart. Having earned a master's degree in Interior Design and Architecture from the University of Arts and Design in St. Petersburg, Russia, Olga is skilled in enabling her clients to visualize the potential in property. |

Julia Maksimova

Julia Maksimova, Associate, joined Squarefoot Realty in 2009. Julia is responsible for representing many of the properties in Soho and the West Village. She also provides brokerage support to the company’s sales team. This includes marketing, public relations, research and finance; she also performs administrative functions.
Prior to joining Square Foot Realty, Ms. Maksimova worked for Cushman & Wakefield at their Moscow office and corporate headquarters in New York City. She provided Research services for the brokers, which included data management and analysis, canvassing and research. While with Cushman & Wakefield both in Moscow and New York, Ms. Maksimova developed a complex understanding of commercial real estate market, both developing and developed. Ms. Maksimova graduated from the Moscow State University with a B.S. in Economics and Management. |

Sam Zagoren

With over twelve years of professional business experience, Mr. Zagoren is a seasoned executive in the fields of sales, marketing and finance. Sam is experienced with MM dollar deals having helped incubate over a half dozen companies with angel financing ranging from $5M – 120M in capital. As a passionate people person, Mr. Zagoren has a natural talent “to open doors”, bringing new business relationships to create solutions to grow business. As a well rounded individual working with several known Fortune 500 CEO’s, Sam has gained tremendous insight into the needs, pains and alternative solutions a company must choose to succeed in today’s ever changing business environment. In 1997, he founded Customized Cigars International, a private label cigar business marketing to world reknown hotel chains, Fortune 500 corporations and fine restaurants.
Having a passion for technology, he then held Senior Level Executive positions at X3D Technologies Corp, a world leader in auto-stereoscopic 3D display technology. He has opened and managed over 80 large international and domestic vertical channel accounts and distribution channels nationwide. .As his passion and knowledge grew for business, Mr. Zagoren founded SWZ Consulting Group in 2004, a group dedicated to innovative financing options of merger and acquisition opportunities and private high net worth client introductions. He specialized in financing early stage companies and providing business development skills while facilitating the creation of strategic partnerships and alliances on a global basis. Sam helps bring companies and entrepreneurial visions to fruition. With this extensive skill set, Sam will bring to your business environment his expertise and catalyze growth tailored toward your particular circumstance. Denise Martinez

Denise Martinez, Associate and Office Manager provides brokerage support to the company's sales team. This includes marketing, public relations, research and finance; she also performs administrative functions. A recent cum laude graduate of Queens College where she received her Bachelor’s degree in Political Science and completed the BALA business honors program. Denise has studied at the Freie University in Berlin and participated in study abroad programs in France. A native New Yorker and avid traveler, Denise has cultivated a passion and understanding of diverse cultures. Fluent in English, Spanish, French, German and Italian, she is able to conduct business with international clients and cater to the diversity of New York. Her enthusiasm, attention to detail and understanding of the retail market paired with her creativity allows her to communicate effectively with her clients and help them carry out their vision. |

James McFillin

James McFillin, Director, is primarily focused on representing national tenants. His keen attention to detail, excellent interpersonal skills and tremendous negotiating abilities make him an important asset to his clients. Mr. McFillin effectively navigates clients through the toughest parts of the negotiation process.
Prior to joining Square Foot Reality, James created Austin West, an estate planning company, which established estates for families with children with special needs. James also has had a successful career working with the mid sized market in business-to-business sales both in New York and California.
James holds a Bachelor’s degree from Radford University and served in the United States Marine Corps. |
