Tenant Representation
The process of properly representing our clients involves a close  "team player" relationship with the client. The process can be summarized as follows:
 
Identifying client objectives and determining the right neighborhoods and properties for site selection that match these objectives.
An exhaustive analysis of each of the target neighborhoods to determine availability, competitive advantages, demographics, trends, and costs per square foot.
Determining a short list of selected targeted sites
Detailed analysis of pros and cons of each site
Site selection
Lease negotiations leveraging Square Foot Realty's exhaustive knowledge and experience
Follow up and analysis 6 months and 12 months after store opening
 
Owner Representation
While working closely with the Client, the Square Foot Realty team develops a comprehensive and customized marketing plan for each property. This involves close cooperation with the Client under the following process:
 
Property evaluation. Determining property improvements to maximize marketability.
Determining ideal targets (i.e. classes of trade) for the retail property
Developing marketing materials
Execution of Marketing Plan
 
Outbound marketing to 400 targeted retailers (based on selection of ideal targets) via in-person visits, telephone calls, email marketing, and mail campaigns
Distribution of marketing materials to 2,000 + NYC brokers every 14 days (generally Email marketing)
Distribution of marketing materials  to 2,000 + active retailers every 14 days (generally via Email marketing)
Advertising on multiple websites, including CityFeet, Loopnet, PropertyShark Craig's List, Costar, and others.
Fielding of all inquiries and offers
Monthly reports to client summarizing all inquiries and store showings
Negotiating and drafting of counter offers
Development of Term Sheet as a basis of drafting Lease
